The Accredited Buyer’s Representative
It's important to choose an agent who is there for you. Your agent should be actively finding you potential homes, keeping you informed during the entire process, negotiating hard on your behalf, and answering all of your questions with competence and speed.
Most important, I recommend that you find an agent who represents you, the buyer--not the seller. The agent who has listed a property is obligated to work on the seller's behalf. The listing agent can tell you about the property and can write up an offer for you, but is required to act in the seller's best interests throughout the process. For example, if you tell the listing agent that you want to make an initial offer of $200,000 on the listed property, but are willing to go as high as $210,000, the listing agent must reveal that information to the seller. Where does that leave your chances of getting the home for $200,000?
If, however, you're working with a buyer's agent, he or she will keep your discussions confidential. Your buyer's agent will make sure you're aware of all the comparable homes on the market. When you're ready to make an offer, your buyer's agent will research prices of comparable homes and work with you to develop a negotiating strategy aimed at closing the deal on the terms and conditions that work best for you.
And, the price is right. In most cases, the listing agent and the buyer's agent are both compensated out of the commission paid by the seller. So, using a buyer's agent can give you all these advantages, but cost you nothing! |
